In Auckland, Hamilton, Tauranga, Wellington and Dunedin sales volumes have dropped, the average number of days to sell has increased and correspondingly stock volume has increased.
This means buyers have more choice, more time to consider their options and the upward pressure on values isn’t so strong.
However, there are regional exceptions to that trend – and these locations are experiencing their greatest period of value growth far later in the cycle than the main centres.
CoreLogic senior research analyst Nick Goodall says in this property cycle we’ve seen three distinct groups of growth phases across the country.
"The third phase of growth has occurred this year – with many regional areas surrounding the main centres experiencing a secondary 'halo' effect."
However, more specifically it has been those smaller districts with good infrastructure, a growing tourism industry, solid local industry, and access to cities (and job opportunities) that have shone brighter than the rest.
