A new book explains how you can get the best deal on a real estate transaction - whether you're buying or selling.

You may loathe real estate agents but when it comes to buying or selling a house they are essential in making sure you get the best deal on your property, according to author Andy Gilbert.

He reckons because we all use a real estate agent at some stage in our life it's important to know how to choose the right one and make sure the agent gets the best deal whether you are buying or selling.

Not surprisingly Gilbert frowns on the option of selling your property yourself. He says that less than 0.5% of all home sales are made privately, and that the process can be stressful and time consuming for the vendor. He says that 80% of private sales end up being put into the hands of real estate agents.

What's more he reckons that most people know the prices and comparison shop when it comes to buying a property.

While there are lots of books by authors such as Martin Hawes and Dolf de Roos that hype up property investment, Gilbert's is more a practical guide.
