Sale prices in Fendalton have raced up 30 per cent over the last year, increasing the suburb's premium over the rest of the Christchurch residential property market.

Merivale (average) prices rose to $304,000 from $236,000. Cashmere/Westmoreland rose to $279,000 from $265,000, and the average for the area from Mount Pleasant to Taylors Mistake rose to $265,000 from $249,000.
Average-price falls were suffered by Papanui/Elmwood ($161,000 from $175,000), the Shirley grouping ($126,000 from $134,000), Beckenham/Addington $149,000 from $158,000), Bishopdale/ Casebrook ($157,000 to $147,000), and Bryndwr/Wairakei ($144,000 from $165,000).
