Syndication allows investment in 'trophy' properties

Commercial property investment has been one of the best performers over the past 20 years but many people have viewed it as being only for those with millions of dollars to invest.

However, many smaller investors can now invest in the commercial and industrial market with only $100,000 or so.

Of course, they can buy shares in a publicly listed property company, but the other lesser-known option is property syndication.

Quite simply, property syndication means that several private investors either put a deal together; or a syndicator, company or promoter puts a deal together and then takes it to the market. Property syndication thus enables smaller investors to invest in quality properties in the higher price bracket.
