Property problems: How to tackle spiralling body corporate costs

Q. I own a unit in a high-rise development in Auckland and am concerned about the spiralling management costs I am required to pay through my body corporate levy.

It seems to me that many of the costs are kept as high as possible because the body corporate secretary is paid a percentage of the total of the costs managed. There is no incentive for that secretary to reduce costs.

Under the rules, the secretary can only be removed by three-quarters of the owners. Therefore, I need more than 60 of 80 owners to agree to remove the secretary. Is there another way?...
