Property problems: Vacating tenant's obligations blast from past

Q. My company is the tenant of several floors of a multilevel office block. Our lease is old and has been running for 15 years already.

My company is not the original tenant but took an assignment of the lease several years ago. The lease expires shortly and the landlord says I must reinstate the premises to the condition they were in at the beginning of the lease.

It seems unfair that my company has to pay to completely reinstate the premises when it has been in possession for only five of the 15 years the lease has run. What are my obligations?
