But New Zealand developers have taken exception to the comments and say no one is being cheated.

Neil Jenman has been in Auckland to check out the apartment rush and found similarities between promotion of Queensland property deals here a few years ago and the way Auckland apartments are being marketed to Sydneysiders.

"So you're ripping us off in revenge, are you?" Jenman said he asked fellow real estate observer and mortgage broker Kieran Trass of Auckland.

Jenman, the stroppy anti-auction agent, who appeared in a television documentary with bodyguards, said he was tempted by advertisements in Sydney for "apartments in the Shaky Islands and the spruikers who have recently landed on our shores are telling us that Kiwis pay no stamp duty, no land tax, no investors' tax and no capital gains tax".
