The land is currently zoned rural 1 and a report on rezoning it residential will be considered by the resource management policy committee on February 17.

Environment and planning manager Dennis Bush-King said the rezoning north of the roads would create about 25ha of residential zone, which the council hoped would yield between 300 and 400 sections.

"That is depending on the subdivision design and layout. The council is keen to see innovative design and part of the land could be taken up with higher-density options."

Mr Bush-King said Richmond was growing by about 100 sections a year.

Quotable Value manager Blue Hancock said while sections sales had slowed recently, land needed to be rezoned for long-term growth.
