Insurance for landlords

The non-payment of rent is the biggest single cause of landlord applications to the Tenancy Tribunal, according to Scotney Williams of the Tenancy Practice Consultancy. Given the risk this problem presents, insurance is vital.

Williams says many landlord policies are basically domestic house insurance policies with a few add-ons. Some are still insured sum policies rather than the modern insurances based on replacement value and square metres.

A tailor-designed insurance product for landlords, Landlord Pro+, was introduced last year that provides a greater level of protection for landlords. It includes cover for loss of rent for eight weeks, and in some cases 52 weeks. It also covers malicious or accidental damage and theft by the tenant.
