What's happening to house prices around the regions.

Northland
In total, 275 houses sold in Northland in May 2007, up on the 241 sold in April and the 246 sold in May last year. The median sales price achieved on the 275 sales also increased to $330,000 from $320,000 in April and $286,000 in May 2006.

37 houses sold in the Whangarei county area in May, ten more than the 27 sold in April (May 2006: 19). The median sales price attained followed this trend and rose to $390,000 in May from $387,000 in April and $375,000 in May 2006.


Sales in Whangarei city increased with 124 houses sold during the month, up on the 115 sold in April. The median sales price rose from $315,000 in April to $317,500 in May. In May 2006, 112 houses sold with a median sales price of $286,000.

Auckland
The median sales price for a house in the Auckland region eased to $450,000 in May from $452,000 in April (May 2006: $400,000). In total, 3,300 houses sold during the month, well up on the 2,843 sold in April and the 2,981 sold in May 2006.

The median sales price for a house in North Shore city eased to $535,000 in May from $540,000 in April (May 2006: $470,000). Sales volume eased with 515 houses sold during the month, down on the 535 sold in April and the 553 sold in May last year.

Sales volume increased in Waitakere city in May, with 452 houses sold, up on the 390 sold in April. The median sales price dipped slightly to $378,113 from $380,000 in April. In May 2006, 362 houses sold with a median sales price of $335,000.

The median price for a house in Auckland city eased to $492,000 in May, from $510,000 in April (May 2006: $422,500). In total, 1,064 houses sold during the month, well up on the 909 sold in April and the 1,004 sold in May 2006.

In total, 756 houses sold in Manukau city in May (April 2007: 595; May 2006: 650). The median sales price attained rose to $433,250 in May (April 2007: $425,000; May 2006: $385,000).

Sales volume eased slightly in Papakura in May with 112 houses sold, down on the 130 sold in April and up on the 94 sold in May 2006. The median sales price also eased to $317,500 in May, from $335,000 in April and $319,000 in May 2006.

The median sales price for a house in metropolitan Auckland eased to $451,000 in May (April 2007: $459,000; May 2006: $405,000). Sales volume was up, with 2,899 houses sold during the month, up on the 2,559 and 2,663 sold in April 2007 and May 2006 respectively.

203 houses sold in Rodney district in May, well up on the 134 sold in April. The median price achieved rose to $475,000 in May, from $459,250 in April. In May 2006, 165 houses sold with a median sales price of $415,000.

The median sales price for a house in the Franklin district improved to reach $370,000 in May (April 2007: $358,000; May 2006: $349,000). Sales volume rose also with 120 houses sold during the month, up on the 89 and 93 sold in April 2007 and May 2006 respectively.

In total, 78 houses sold in the Thames/Coromandel areas in May, up on the 61 sold in April and the 60 sold in May last year. The median price eased to $377,500 in May, down on April’s median price of $380,000 and May 2006’s median price of $419,250.

The median sales price for a house in outer Auckland increased to $420,000 in May, up from $412,250 in April and $390,250 in May 2006. Sales volume increased with 401 houses sold during the month, up on the 284 sold in April and the 318 sold in May 2006.

Waikato/Bay of Plenty/Gisborne
The median price for a house in the Waikato/Bay of Plenty/Gisborne region increased to $315,000 in May, from $312,500 in April and $283,000 in May 2006. In total, 1,364 houses sold in May, up on the 1,194 sold in April (May 2006: 1,502).

Sales volume rose in the Waikato country areas in May with 324 houses sold during the month, up on the 237 and 286 sold in April 2007 and May 2006 respectively. The median sales price eased from $245,000 in April to $240,000 in May (May 2006: $222,500).

The median price for a house in Hamilton city eased to $332,500 in May, from $337,750 in April (May 2006: $305,000). In total, 289 houses sold during May, up on the 256 sold in April (May 2006: 425).

Sales volume improved in the Western Bay of Plenty country region in May with 96 houses sold, up on the 83 sold in April and the 77 sold in May 2006. The median sales price rose to $370,000 from $340,000 in April and $329,000 in May last year.

The median price for a house in Mt Maunganui/Papamoa increased to $438,000 in May from $431,250 in April (May 2006: $375,000). In total, 92 houses sold during the month, up on the 84 sold in April (May 2006: 114).

175 houses sold in Tauranga in May (April 2007: 165; May 2006: 162). The median sales price fell to $360,000 from $370,000 in April, but was up on May 2006’s median of $331,500.

The median price for a house in Rotorua improved to reach $251,000 in May, from $240,000 in April. Sales volume was down slightly with 139 houses sold during the month, two less than the 141 sold in April. In May 2006, 195 houses sold with a median sales price of $207,000.

Sales volume was on the rise in Taupo in May, with 78 houses sold during the month, up on the 63 and 68 sold in April 2007 and May 2006 respectively. The median sales price achieved dipped to $363,750 in May, from $380,000 in April (May 2006: $330,000).

The median sales price for a house in the King Country eased to $160,000 in May, from $165,000 in April. In total, 24 houses sold during the month; the same number that sold in April. In May 2006, 25 houses sold with a median sales price of $132,000.

The median price for a house in Gisborne city fell to $253,000 in May (April 2007: $275,000; May 2006: $248,000). Sales turnover was up however, with 71 houses changing hands in May, up on the 67 sold in April (May 2006: 87).

Just one house sold in the Gisborne country area in May 2007 (April 2007: five; May 2006: six). The median price achieved rose to $620,000, from $279,000 in April and $99,500 in May 2006.

The median price for a house in the eastern Bay of Plenty country region fell to $234,000 in May (April 2007: $260,000). Sales volume was up however, with 75 houses sold in May, up on the 69 sold in April. In May 2006, 57 houses sold with a median sales price of $240,000.

Hawkes Bay

Sales turnover increased in the Hawkes Bay in May with 298 houses sold, three more than the 295 sold in April (May 2006: 340). The median sales price eased however, to $277,000, from $280,000 in April (May 2006: $250,000).

The median price for a house in Napier city dipped to $299,000 in May, from $303,500 in April. In total, 122 houses sold during the month, down on the 138 sold in April. In May 2006, 140 houses sold with a median sales price of $280,000.

Sales volume improved in Hastings city in May, with 120 houses sold during the month (April 2007: 98; May 2006: 137). The median sales price rose to $282,500 in May, up from $280,000 in April and $240,000 in May 2006.

Sales volume eased slightly in Hawkes Bay country areas in May, with 11 houses sold (April 2007: 14; May 2006: 23). The median sales price eased to $450,000 in May, from $466,750 in April (May 2006: $190,000).

Manawatu/Wanganui
The median price for a house in the Manawatu/Wanganui region eased to $222,000 in May, from $230,000 in April (May 2006: $187,250). In total, 430 houses sold during the month (April 2007: 458; May 2006: 460).

The median sales price for a house in Palmerston North city rose to $286,000 in May from $283,000 in April and $234,500 in May 2006. In total, 122 houses sold in May, down on the 165 and 162 sold in April 2007 and May 2006 respectively.

Sales volume increased in the Manawatu country area in May with 61 houses sold, up on the 42 and 30 sold in April 2007 and May 2006 respectively. The median sales price eased to $192,000 in May, from $213,750 in April 2007 (May 2006: $168,500).

The median sales price for a house in the Manawatu region eased to $242,000 in May, from $250,000 in April. In total, 303 houses sold during the month, 13 less than the 316 sold in April. In May 2006, 305 houses sold with a median sales price of $210,000.

In total, 84 houses sold in Wanganui City in May (April 2007: 99; May 2006: 104). The median sales price rose to $179,500 in May, up from $162,500 in April and $154,000 in May 2006.

The median sales price for a house in the Wanganui Region rose to $173,000 in May, from $165,000 in April. Sales volume decreased with 127 houses changing hands in May, down on the 142 sold in April. In May 2006, 155 houses sold with a median sales price of $153,000.

Taranaki
The median sales price for a house in Taranaki reached $281,000 in May, up from $275,000 in April and $233,500 in May 2006. In total, 210 houses sold during the month, up on the 196 sold in April, but down on the 248 sold in May last year.

In total, 32 houses sold in the Taranaki country region in May 2007 (April 2007: 33; May 2006: 42). The median sales price attained also dipped to $207,500 in May from $216,000 in April (May 2006: $180,000).

The median sales price for a dwelling in New Plymouth city increased significantly to reach $330,000 in May, up from $305,000 in April and $289,000 in May 2006. Sales volume improved, with 123 houses sold during May, up on the 96 sold in April and the 111 sold in May 2006.

Wellington
Wellington’s median sales price rose to $385,000 in May from $377,900 in April. In total, 1,074 houses sold during the month (April 2007: 842). In May 2006, 1,212 houses sold with a median sales price of $315,000.

In total, 94 houses sold in the Wairarapa in May, up on the 93 sold in April (May 2006: 99). The median sales price rose to $263,750 in May, from $237,000 in April and $189,000 in May 2006.

The median sales price for a house in Upper Hutt eased slightly to $324,000 in May, from $325,250 in April (May 2006: $284,000). Sales volume improved on a monthly basis with 106 houses sold during in May, up on the 84 sold in April (May 2006: 108).

201 houses sold in the Hutt Valley in May, up on the 173 sold in April. The median price achieved on the 201 sales reached $347,000 in May, up from $333,000 in April. In May 2006, 231 houses sold with a median sales price of $285,000.

The median price for a house in the Otaki/Paekakariki area rose to $365,000 in May, from $335,000 in April and $275,000 in May 2006. In total, 150 houses sold during the month, well up on the 99 sold in April (May 2006: 163).

Sales volume was up in the Pukerua Bay/Tawa area in May, with 132 houses changing hands (April 2007: 89; May 2006: 120). The median sales price achieved rose to $369,500 in May, up on the $365,000 median attained in April (May 2006: $311,503).

The median sales price for a home in central Wellington rose by $15,000 to $445,000 in May (April 2007: $430,000; May 2006: $293,250). In total, 121 houses sold during the month, 40 more than the 81 sold in April (May 2006: 166).

Nelson/Marlborough
The median price for a house in the Nelson/Marlborough region dipped to $328,000 in May, from $330,300 in April. In total, 307 houses sold during the month, an improvement on the 257 sold in April. In May 2006, 336 houses sold with a median sales price of $290,000.

In total, 90 houses sold in the Nelson city zone in May, two more than the 88 sold in April and 32 less than the 122 sold in May last year. The median price achieved on the 90 sales increased to reach $332,500 in May (April 2007: $312,000; May 2006: $302,000).

The median price for a house in the Nelson council zone eased slightly from $335,000 in April to $334,250 in May. Sales volume was up however, with 172 houses changing hands during the month (April 2007: 152). In May 2006, 212 houses sold with a median price of $305,000.

Sales volume improved in the Marlborough region in May with 135 houses sold during the month, up on the 105 and 124 sold in April 2007 and May 2006 respectively. The median sales price remained steady at $320,000 (April 2007: $320,000; May 2006: $262,750).

Canterbury/Westland
Sales volume rose in the Canterbury/Westland regions in May with 1,276 houses sold (April 2007: 1,174). The median sales price eased slightly to $305,000 in May, from $310,000 in April. In May 2006, 1,522 houses changed hands with a median sales price of $275,000.

The median price for a house in Christchurch city dipped to $330,000 in May, from $335,000 in April (May 2006: $295,000). In total, 800 houses sold in May (April 2007: 773; May 2006: 1,081).

The median price for a home in Rangiora decreased to $307,000 in May, from $340,000 in April (May 2006; $281,000). In total, 62 houses sold in May, up on the 40 and 46 sales achieved in April 2007 and May 2006 respectively.

The median price for a house in North Canterbury reached $303,000 in May (April 2007: $296,500; May 2006: $290,000). In total, 49 houses sold in May, up on the 36 sold in April (May 2006: 44).

55 houses sold in Canterbury country in May, up on the 46 and 37 sold in April 2007 and May 2006 respectively. The median price eased however, to $355,000 from $372,250 in April (May 2006: $320,000).

The median sales price for a house in mid Canterbury eased to $250,000 in May, from $265,000 in April. Sales volume increased, with 69 houses sold during the month (April 2007: 66). In May 2006, 62 houses sold with a median sales price of $205,000.

79 houses sold in Timaru in May, nine more than the 70 sold in April (May 2006: 112). The median price also rose to $215,000 in May (April 2007; $209,000; May 2006; $196,500).

The median price for a house on the West Coast increased to $195,500 in May, from $176,000 in April and $175,000 in May 2006. Sales volume was also up with 60 houses sold during the month (April 2007: 44; May 2006: 51).

In outer Canterbury, 476 houses sold in May, well up on the 401 sold in April (May 2006: 441). The median sales price remained steady at $260,000 (April 2007: $260,000; May 2006: $235,000).

Central Otago Lakes
124 houses sold in this region in May (April 2007: 159; May 2006: 139). The median sales price attained rose substantially to $485,000 in May (April 2007: $430,000; May 2006: $420,000).

The median price for a house in central Otago increased to $410,000 in May, up from $384,500 in April and $341,000 in May 2006. In total, 62 houses sold, slightly down on the 73 sold in April and the 65 sold in May last year.

Sales volume decreased in Queenstown in May, with 62 houses sold, down on the 86 sold in April and the 74 sold in May last year. The median sales price rose to $550,000 in May (April 2007: $529,500; May 2006: $510,750).

Otago
344 houses sold in Otago in May, up on the 311 sold in April (May 2006: 344). The median sales price rose to $240,000 in May, up from $227,000 in April (May 2006: $218,500).

Sales volume eased in north Otago in May with 51 houses sold during the month, down on the 67 and 56 sold in April 2007 and May 2006 respectively. The median price attained increased slightly however to reach $187,000 in May (April 2007: $185,000; May 2006: $167,000).

The median price for a house in Dunedin City eased to $250,000 in May, from $260,000 in April. Sales volume improved with 259 houses changing hands, well up on the 201 sold in April. In May 2006, 254 houses sold with a median sales price of $235,000.

Sales volume eased in South Otago in May with 22 houses sold, down on the 36 and 31 sold in April 2007 and May 2006 respectively. The median price achieved also eased to $166,500 from $185,000 in April (May 2006: $125,000).

The median price for a house in East Otago gained ground in May to reach $261,250 (April 2007: $230,000; May 2006: $220,000). In total, 12 houses sold in May, five more than the seven sold in April (May 2006: three).

Southland
Sales volume increased in Southland in May, with 283 houses sold during the month, well up on the 224 sold in April. The median price attained also rose to $177,000 (April 2007: $164,500). In May 2006, 312 houses sold with a median sales price of $130,000.

Sales volume increase in Invercargill in May with 199 houses sold during the month, well up on the 146 sold in April and the 196 sold in May 2006. The median sales price also gained ground to reach $189,000 in May (April 2007: $175,550; May 2006: $135,000).

The median price for a house in Gore rose to $125,000 in May (April 2007: $111,500; May 2006: $90,000). Sales turnover was up on a monthly basis with 46 houses sold, up on the 38 sold in April, but slightly down on the 56 sold in May last year.
