Unique property up for lease

A distinctive new office block, 'The Apex', in one of Auckland's emerging business hubs is being offered for lease through commercial property agency, CB Richard Ellis.

The uniquely designed property, located at 102 Rosedale Road, is a standalone complex located within Albany's Interplex on Auckland's North Shore and provides two levels of office space with basement and ground level car parking. Car parking spaces may accommodate up to 76 vehicles.

 

CBRE Negotiator Andrew Bartley, who is marketing the property in conjunction with colleague Ben Somerset, said the opportunity to lease the property was expected to generate significant interest given the building's striking appearance and the quality of construction. Sale options will also be considered.

"Designed by award winning architects, Herbst Architects and commissioned by local developers, Northbridge Properties, the building's external appearance is distinguishing. The building has strong contours and a unique combination of glass and pre cast panels give the development a truly unique identity."

The design of the building allows for excellent natural light and views and Bartley believes the property will be a suitable space for any business, specifically those that could benefit from the strong identity that the building represents.

"The Apex represents a modern, minimalist yet funky design. The Apex will still be an iconic building in 10 years time. We are anticipating anticipated the type of tenant who makes the move to the Apex will be looking to stand out of the crowd."

While currently ‘open plan', flexible options exist for occupiers wanting to take on smaller tenancies (to 500sqm) or tenants looking to secure a custom fit out.

Somerset believes the price point The Apex has to offer will be a major draw card for potential tenants.

"The Apex represents a cost effective leasing solution for occupiers looking to relocate or move to the North Shore. The operating costs of the building are unusually low because the property is a freehold site. The building also operates without a body corporate which means the operating costs work out to be about half that comparable ‘a-grade' space available for lease in surrounding suburbs."

Two terraced areas also exist off both of the ground floor tenancies.

"We expect tenants will be enticed by the outdoor courtyard areas ‘The Apex' has to offer," says Somerset, "More and more we are seeing a greater emphasis for businesses to secure space which not only fulfills their office requirements but also space which promotes healthier working environments and ‘green' building advantages.

The Apex also has several ‘green' features such as rainwater recycling, and automated lighting. The property also allows provisions for bathroom showers and bike racks.

According to Lance Herbst, the vision behind The Apex's iconic design, the façade of the building was designed with environmentally sustainable initiatives in mind.

"The construction of the building was run on the fundamental greenstar principals in that all waste materials were recycled," said Herbst.

"We sought to reduce heat gain by alternating concrete panels and façade glazing, effectively reducing the area of glass while placing less demand on the air-conditioning systems. The alternating panels of glass and concrete are set up on a rhythm that allows for fitting out into office spaces allowing a window in each office."

"We were looking to reduce glass area for energy reasons as well addressing the common issue which modern office spaces face, where their general requirement is to support maximum computer space. The building incorporates concrete floors as well as cladding providing a high thermal mass which assists in evening out temperature spikes."

The total site area encompasses over 2552sqm of land while the building itself accommodates two levels of space with over a 1000sqm floor plate on each level. The building comprises three main office areas however separate amenities service each floor and a common lift may be accessed via the lobby area.

Situated at the eastern end of Rosedale Road, The Apex is situated within only two minutes drive of multiple cafes, gyms, medical centre, and a post office. The property is also just minutes from the motorway interchange at Constellation Drive and Greville Road.

According to Bartley, the high standard of surrounding occupiers and buildings suggests that the area is beginning to be viewed as the ‘hub' for business growth in the area.

"The Apex represents an excellent opportunity for tenant and/or owner occupier alike, to capitalise on the supreme location of the property. The building is well positioned in terms of visibility and has good presence and profile onto Rosedale road. Naming rights also exist for the building," says Bartley.

The Apex is one of many successful projects in which owner/developer Northbridge Properties have completed on Auckland's North Shore.

According to Rod Bray, Managing Director for Northbridge, the site immediately adjacent to 102 Rosedale Road has development plans in the pipeline which will be of complementary use to Apex tenants.

"Northbridge are currently working through plans for the property adjoining The Apex at 102 Rosedale Road. While we are still at the consent stage of the process, however we do have several interested parties looking to set up child care facilities or a health centre," said Mr Bray.

Northbridge Properties is a privately owned and operated company, established in 2003 by Craig Green who maintains a solid reputation in the development business.

While office vacancy remains high on the North Shore, Bartley expects The Apex will attract businesses from other locations that are looking for new quality office product.

"The Apex is the only product of its kind or size to come on stream to the market in 2009. The advantage in which The Apex holds is that it is a freehold property, in an excellent location with flexible terms available for lease."
