Dropout to young success
A minimum wage job and a desire for financial freedom gave a young Auckland property investor the impetus to look for a different path to success.

Josh Warner left school at 16 with no qualifications. Through hard work and determination, he has built up a portfolio of rental properties in Auckland.
It’s difficult to believe successful young investor Josh Warner left school just 12 years ago with no significant qualifications.
At just 16, Josh – who is profiled in this month’s NZ Property Investor magazine – dropped out of school. He had no skills, no job to go to and nowhere to live.
But Josh, by all accounts, is an atypically tenacious person.
His drive to succeed at that time is equally matched now by his desire to succeed.
And succeed he has. Aged just 28, through hard work, sacrifice and self-education Josh has managed to build up a portfolio of rental properties in Auckland.
But he is not resting on his laurels – he is considering future investment opportunities while putting time into his current properties.
Mixed experiences of renting over the years have driven him to be a better landlord himself, he said.
“For example, all of my properties that can be insulated, have been. I’ve also had heat pumps installed in colder dwellings.
“I like to ensure that I always have a friendly property manager – and that I’m approachable myself – while still treating my investments as a business.”
