Who is forcing mortgagee sales?

In recent days we have seen conflicting reports on what is happpening with mortgagee sales. We have looked into this some more and wondered who is forcing these sales: big banks small banks or non-bank lenders. Our story on this can be found here.

Also there has been talk that an increasing number of investment properties are heading to mortgagee sale. We would be interested to hear from readers about what they see happening and we are particularly keen to talk to anyone invovled in a mortgagee sale.
